La Française finalises the acquisition of a healthcare portfolio in Paris (13th and 15th arrondissements)

La Française Real Estate Managers (REM), acting on behalf of two collective real estate investment vehicles, has acquired a Paris-based healthcare portfolio representing a total surface area of 3,644 m2 from La Mutuelle Générale.

The portfolio includes three assets, each benefiting from excellent public transportation services; two assets are located in the immediate vicinity of the Montparnasse train station (metro lines 4, 6, 12 & 13, Montparnasse-Bienvenue, Falguière, Pasteur stations).

10 rue Armand Moisant, (75015): A ground floor optical store, “Ecouter Voir Optique Mutualiste”, with a surface area of 254 m².

12 rue Armand Moisant, (75015): A 2,415 m² building housing a “Centre Jack Senet” health centre (medical, test centre, radiology and dental). Equipped with state-of-the-art technical facilities, the centre offers a range of medical specialist services (cardiology, dermatology, gynaecology, gastroenteritis, neurology, ENT, etc.) and boasts a complete medical imaging centre. The building has seven stories with a basement level and includes a reception, waiting rooms, medical offices and administrative offices.

94 rue Broca (75013): A 915 m² “Centre Broca” health centre and a 60 m2 “Ecouter Voir Optique Mutualiste” optician's shop. The Broca medical, dental and radiological centre includes 19 medical offices and offers a host of medical specialist services, including an ophthalmology centre specialising in the management of retinal pathologies. The three assets are let under long-term leases to La Mutuelle Générale, which, through its Medical, Dental and Radiological Centres and in accordance with its values of mutual aid, solidarity and fraternity, aims to offer all access to quality, innovative care at the best cost.

The Jack Senet and Broca centres make it possible to benefit from the broadest possible care in medicine, dentistry and medical imaging in Paris with 43 specialist services provided by nearly 130 professionals. 76,000 patients are monitored there regularly and more than 200,000 people are seen there each year. Preventive action relating to health, nutrition, or support for caregivers, as well as screening actions are regularly provided there.

The assets are centrally located and fulfil our extra-financial objective which is to fight against the lack of health or medico-social infrastructure while supporting the qualitative care of patients.”

For this acquisition, La Française REM was advised by Le Cabinet Jeantet for legal, by the office ALLEZ et Associés for the notarial aspects and the company Builders & Partners for technical audits. The Real Estate and Purchasing Department of La Mutuelle Générale was advised by LEFEBVRE et Associés for legal matters, by SCREEB for the notarial elements and by SG Real Estate Advisory, which acted as real estate adviser under an exclusive sales mandate.
